Upcoming Board of Directors Election

To members of the Villages at Aviano Community

The Villages at Aviano Board of Directors currently has three members.  The term of one member expires in April, a short two months from now!  Replacement requires an election.

Keep in mind (View April 8, 2021 Board Meeting minutes here) the Board actually consists of five members, but two seats remain unfilled.  These seats should also be filled at election time!

POVAR recognizes that the Board has legitimately been increased from three to five members.  Each position on the Board of Directors, President, Vice-President, Treasurer and Secretary, should be held by a different person. The “at-large” member could take on several other important roles, including as a liaison with committees (remember those?).  We strongly support the need for a Finance committee, an Architectural Review Committee and a Landscape Committee.  With the wonderful social events taking place we could add a Social Committee.  This would involve community members in decision making and increase collaboration and create a collegial atmosphere.

Please give thoughtful consideration to nominations for these positions.  Usually, people are recruited to run for Boards based on their skill set, reputation for high ethical standards and interpersonal skills.  We have so many fine folks to choose from in this community!!

Facts about your HOA fee

Your monthly HOA fee consists of several components, i.e., water, garbage, sewer AND reserve contribution. In 2020, the reserve contribution was $19,281, or $49.19 per unit. With the $15 increase per unit, the reserve contribution portion of your monthly fee increased by $9.49 per unit to $58.68, thereby building the reserve gradually to the 70% level recommended in the Reserve Study. Below you can see how the balance increases with an increase to the reserve portion of dues. The only reason a large dues increase would become necessary is if spending is unchecked, budgets aren’t adhered to and community needs are not prioritized.

POVAR believes that the current board is not accurately interpreting the Reserve Study and the recommendations therein, nor what the former Board of Directors has already done to address the goal of improving our reserves.  The plan that was recommended has been implemented.  

The recommended increase to reserve contribution is from $19,281 in 2020 to $23,000 in 2021, an increase of $3719 total, or $9.49 per unit (2020 Reserve Study, Page 1).
